CCDC Documents - A Quick Overview

Save and simplify by using familiar industry standard forms of contracts and guides 

Canadian Construction Documents Committee (CCDC), Canadian Construction Association (CCA), Canadian Design-Build Institute (CDBI), and Alberta Construction Association (ACA) documents are up-to-date and easy to understand. These documents provide uniformity and standardization for bidding and contracting procedures. They protect the interests and preserve the rights of all parties involved in a construction project, without assigning undue risk to any party. Developed in a collaborative environment between private and public owner representatives, architects, engineers and contractors, these documents allow for the serious consideration of the rights, interests and obligations of all parties involved in a construction project.

The Canadian Construction Documents Committee (CCDC) is a national joint committee responsible for the development, production and review of standard Canadian construction contracts, forms and guides. Formed in 1974, the CCDC includes two owner representatives from each of the public and private sectors, as well as appointed volunteer members of the following four national organizations:

A lawyer from the Canadian Bar Association, construction law section sits as an ex-officio member of the committee. All CCDC documents carry endorsement of the four constituent national organizations.

CCDC documents are:

  • Relied upon as familiar industry standards
  • Provide balance, uniformity and standardization for bidding and contracting procedures
  • Protect the interests and preserve the rights of all parties involved in a construction project, without assigning undue risk to any one party
  • Developed in a collaborative environment that allows for the serious consideration of the rights, interests and obligations of all parties

Unbalanced contracts often increase the risk of claims and disputes adding needless expense and time to the construction process.

A measure of the effectiveness of true standard documents is the frequency of their use by the construction industry. CCDC sells approximately 50,000 copies of its documents annually.

AB Standard Guide for Take-over Procedures
Recommended procedures concerning final completion and take-over of construction projects

Form C Sup 1

Certificate of Substantial Performance of Prime Contract
Used by Prime Contractor to verify work is substantially complete and holdback monies withheld under the contract are to be released in accordance with timing stipulated by the Builders’ Lien Act. Work continues towards total completion. *Refer to ACA Standard Guide for Take-Over Procedures (Document C)

Form C Sup 2

Certificate of Substantial Performance of Subcontract
Used by Subcontractor to verify work is substantially complete and holdback monies withheld under the contract are to be released in accordance with timing stipulated by the Builders’ Lien Act. For use in conjunction with the Conditions of Construction Contracts. Recommended procedures to effect changes orders to construction contracts

Recommended procedures to prepare and process shop drawings and submittals in accordance with construction contracts

AB Guide to Construction Procedures
This guide has been developed for owners, architects, professional engineers, contractors, subcontractors, manufacturers, & suppliers. Its purpose is to outline procedures for efficient, productive and smooth progression of construction projects

Plain Language Guide to The Alberta Builders’ Lien Act
Intended to assist participants in the construction industry in understanding and generally dealing with the builders’ lien issues in a reasonably informed manner.Plain Language Guide to Construction Insurance

Intended to assist companies that operate light commercial vehicles as well as heavy commercial vehicles.
